Residential Property & Deeds

Your deed should say exactly what you think it says, and your neighbor shouldn't be using your land without a right to. I draft and review deeds and help homeowners with easement, nuisance and trespass problems.

Where property problems happen

Two lots, one property line, and the four things I help homeowners with. Tap a label on the drawing to see it.

Drafting and review of deeds

A deed is the document that transfers property and describes exactly what's being transferred. I draft deeds for adding or removing a name or moving property to a family member, and I check a deed before you sign it so it matches what you agreed to.

Easement issues

Questions and disputes about someone's right to use part of your land, or your right to use theirs, like a shared driveway, an access path or a utility line.

Trespass issues

When someone enters your land, or puts something on it, without permission. A shortcut across your yard that keeps happening is a common one.

Nuisance issues

When a neighbor's use of their property seriously interferes with your use and enjoyment of yours.

Property problems are easier to fix early, while everyone is still talking.

  • A name

You need a name added to or removed from a deed.

  • A relative

You're moving property from one relative to another.

  • A boundary

You and a neighbor are at odds over a driveway, a path or a boundary.

  • Again

A neighbor's nuisance or trespass keeps happening.
